What is and is not a Home Inspection


It is a diligent examination of the visible structure and mechanicals of a house, with a written opinion of the condition.
What it is not is a dollar valuation of anything (by law).
My home inspections usually follow an outline (13 pages, too much to list here) that starts with the grounds, going to the roof, checking the chimney and other protrusions, valleys, flashing, clearances, and roof material condition.
At this point the inspection goes inside, looking at the various rooms for squeaks, cracks, heat, some electrical is checked in each room, windows, doors.
Plumbing is checked for venting, leaking, flow, hot water temp, ect. Electrical is checked at the main and sub panels for over size breakers or fuses, and other dangerous situations, ect.
The basement is looked at, compromised framing, furnace, other items related to the basement. The attic is checked for adequate venting, leaks, stressed or cracked framing members, ect.
One of the most important things an inspector should do is make a prospective buyer knowledgeable about the home they are excited about. It is all part of the process of providing a service of safety, value, and understanding.
A buyer does not have to be present, although it is strongly recommended. It is in the best interest of the buyer for the seller not to be there, although the inspection can be preformed with any one present.
It is the person paying the bill that will get the interaction during the inspection and the report. All parties are free to call for explanations or clarifications
